This 200-year-old farmhouse, just beyond the village of San Ginesio, sits on a hillside offering magnificent views of the Sibillini mountains which rise up a few kilometres to the south west.   The house has exclusive use of a tennis court and a superb swimming pool.

The ground floor of the house is taken up by a spacious living room with a mixture of elegant period-style seating and simple soft furnishings.  The room is dominated by a huge traditional fireplace and decorated with dried flower arrangements.  The living-room leads into a large, well-equipped kitchen/diner with a long dining table beside another traditional fireplace, though in fine weather the temptation will be to eat outside on the covered patio.  The bedrooms are divided between the first floor and the attic and each has an uncluttered, traditional feel, with plain whitewashed walls enlivened by prints and antique bedframes.

The top floor bedrooms, reached through a small reading room with a fireplace, are both double rooms with ensuite bathrooms. All the bedrooms and bathrooms are very light and spacious and the top floor enjoys panoramic views to the south.

The swimming pool (14m x 7m) also has wonderful views to the south and is sheltered by a steep grassy bank.
